Where these defaults come from

The defaults reflect common suburban single-family zoning: 60x110 lot, 20-foot front setback, 5-foot sides, 10-foot rear, 45% coverage cap, 1,200 sq ft ADU maximum. Your municipality varies. Get the numbers from your zoning code or your assessor page and drop them into the fields. The arithmetic does not change.

Why this is not on a builder site

Builders and permit-expediters have a reason to tell you every project is workable. This tool is deliberately conservative: setbacks first, coverage cap second, envelope third, so the answer is the one your planner would give you rather than the one you want to hear.
